Your Rights Under the Renters’ Rights Act

From 1 May 2026, the Renters’ Rights Act gives tenants stronger protections across the private rented sector, including:

• Rolling (periodic) tenancies — no more fixed terms
• The end of Section 21 “no-fault” evictions
• The right to request a pet, which landlords can’t unreasonably refuse
• Rent increases limited to once a year, via formal notice, challengeable at tribunal if above market rate

Referencing Without UK Credit History?

Referencing is the standard background and affordability check every landlord or managing agent carries out before agreeing a tenancy — typically covering identity, Right to Rent, UK credit history, and proof of income. As referencing agencies check UK-specific records, applicants without a UK credit footprint or prior UK landlord reference may need to provide alternative evidence instead, such as overseas income and landlord references, or a UK-based guarantor. Requirements vary by landlord and property, and will be confirmed to you before you apply.

Holding Deposits

Holding deposit amounts and any promotional terms are set by the individual landlord for each property, and are paid directly to the landlord or their managing agent. Full details will be confirmed to you before you commit to a property.
